Design and Build Affordable Housing

This £6.1 million project was designed by John Mc Call Architects for Weaver Vale Housing Trust. Development work commenced in March 2011 and was completed in August 2011. The traditional build consisted of 65 dwellings- 34 houses and 16 apartments for rent with an additional 15 homes for sale via Seddon Homes; all were 2 or 3 bedroom properties. Prior to the build commencing a demolition of an existing block of flats had to be completed with a new access road bridge created over a culvert. All properties are built to level 3 of the code for sustainable homes standard achieved through enhanced building fabric and thermal solar panels. To ensure the schemes viability, Seddon made a land offer for the area ear marked for homes for sale which cross subsidised the overall development, with Seddon taking on the sales risk of homes for sale. Local residents and school children were encouraged to participate in the design of a sculpture for the scheme and apprentices from the Weaver Vale workforce were trained over 4 weeks during the build giving something back to the local community. The additional benefits Seddon brought to the scheme were improved community communication through our resident liaison officer and availability of properties to rent as and when completed, maximising revenue.
