Background

IMPACT Manchester is a framework agreement set up in order to increase resources and improve work standards as well as becoming more cost-effective. Contractors were invited to tender to become a preferred partner of the framework ahead of the forthcoming council stock transfer and refurbishment.

A client to IMPACT Manchester, Northwards Housing is an Arms Length Management Organisation that took over management of 13,000 city council homes in North Manchester in December 2005. It is a not-for-profit organisation created by tenants' representatives and the city council to deliver top-quality housing services. It is independent of the city council although the housing remains owned by the council.

Project

As part of the Manchester framework agreement, IMPACT Manchester, G&J Seddon, a member of The Seddon Group, will be working in partnership with Northwards Housing over a five year period.

Through a comprehensive selection process, involving interviews with Manchester City Council, G & J Seddon was chosen to work on this initial £1.5m project to replace bathrooms and kitchens in almost 400 homes in Monsall.

Seddon worked closely with Northwards Housing to hold an open day in the local community centre in order to explain to residents the process involved in the works, as well as a chance to meet the Seddon team and view the sample kitchen and bathrooms on offer.

Highlighting the commitment to the project, Seddon and Northwards Housing will be moving into shared office accommodation in order to provide the most integrated and effective service to residents.

Endorsement

"G & J Seddon is one of Northwards Housing's preferred contractors. Based on our earlier experiences of Seddon we are confident they can deliver a significant part of our decent homes programme. Initial feedback from tenants for Seddon has been very positive."
